The Michaels Organization Breaks Ground on Affordable Senior Housing Project

The Michaels Organization has broken ground on its KTGY-designed The Lodge at Autumn Willow, a 150-unit fully affordable and age-restricted community in Fairfax, Va. Upon its expected completion in late 2024, the property will cater to seniors over the age of 62 and earning between 30 and 60 percent of the area median income.

The project’s financing partners include Virginia Housing, Fairfax County Redevelopment and Housing Authority and Fairfax County Housing and Community Development. Funding also includes 4 percent and 9 percent low-income housing tax credits allocated by The Virginia Department of Housing and Community Development and a $4.4 million Housing Blueprint loan approved by the Fairfax County Board of Supervisors.

Another KTGY-designed project recently broke ground. BRIDGE Housing and The City of Carlsbad started construction of a 70-unit affordable housing community in Carlsbad, Calif., in April; completion is expected next summer.

A sustainable project

Designed to meet EarthCraft Gold, Energy Star and ZERH standards, the two-story building will incorporate one-bedroom apartments ranging between 696 and 1,693 square feet, with 15 units designed and reserved for residents with disabilities. Common-area amenities are set to include a community room, a reading cove, a serenity studio, firepits, walking paths, outdoor gathering spaces, recreational areas and approximately 160 parking spaces.

The 11-acre development site is at 13090 Autumn Willow Drive, in the Fair Oaks submarket. The location is near the intersection of Fairfax County Parkway and Interstate 66, which provides direct access to downtown Washington D.C. Ellanor C. Lawrence Park and Fair Oaks Mall are within a 4-mile radius.
